  • An ADU is an accessory to a primary residence and is officially known as an Accessory Dwelling Unit. This implies that a unit is an independent living facility for one or more persons.

  • AJ Core Homes provides a floorplan for multi-housing solutions suitable for student housing, farmworker housing, domestic shelters for unhoused populations for wrap-around services. 

    AJ Core Homes works with Developers who are building multi-family dwellings, hotels and motels.  Additional project information upon request with the CEO or Principal.

  • We believe our modular builds offer overall cost and time savings compared to traditional builds.

  • Our Core Home’s sustainable architecture accounts for its’ use of natural resources and energy resources. Each building material and component is carefully selected with low environmental impacts in mind to protect the environment and the homeowner’s investment.  

  • Modules can be assembled side-by-side, end-to-end, or stacked.  Electrical and plumbing systems are integrated by the same inter-connectivity design. 

  • AJ Core Homes partners with an independent third-party testing laboratory (TL-209), listing agency, and a Quality Assurance Inspection Agency (AA-650) by IAS (International Accreditation Service, Inc.). RADCO is also nationally recognized as a Design Approval Inspection Agency (DAPIA) and Inspection Primary Inspection Agency (IPIA) for the Manufactured Housing program (HUD). RADCO  can also  provide Plan Approval and Inspections certification for any state modular program that has a recognized modular program. In addition to the above services, RADCO  can provide Plan Review and Inspection services for Special Purpose Commercial Modular’s (SPCM), Park Models, MRI units, Tiny Homes, Multi-story modular and much more. Founded in 1967 as a service-oriented engineering company.

  • AJ Core Homes floor plan is state-certified through its third-party inspection service, in all 50 states. With AJ Core Homes state certification, many permitting steps at the local level are eliminated.

    Note the following permits (for models over 200 square feet) to be obtained through your local Building & Safety Department:

    Foundation – A licensed civil engineer will need to provide this documentation.

    Septic – Not required for Core I or f or floor plans with off-grid systems

    Solar – AJ Core Homes offers a solar package through a preferred vendor

    Sprinklers – Sprinklers may be required based upon local municipality and/or client preference

    Permit Process for all other models and ADUs:

    Application Submittal - Depending on local municipality, applicant submits a completed building permit application to Building & Safety (B&S) Department either before of after plan review. Must include plans and documents listed in the B&S Minimum Plan Submittal Requirements and ADU/JADU Supplemental Application Submittal Requirements.

    Plan Check Review - B&S reviews the proposed ADU/JADU for compliance with the building code and refers application to the Development Review Division (Dev Rev) and other agencies. B&S will email the applicant comments, corrections if necessary for B&S or Dev Rev to ensure compliance with the building code and/or State ADU law.

    Resubmittal - Applicant submits corrections and/or additional information, if applicable.

    Plan Re-Check - B&S and/or Dev Rev review the resubmittal for compliance with the building code and State ADU law, if applicable. B&S and/or Dev Rev may issue additional comments, corrections if the resubmittal does not resolve prior comments, corrections.

    Final Plan Check - Dev Rev stamps the plans “Zoning Reviewed”. B&S verifies that other agencies signed off on the proposed ADU/JADU and that the applicant paid all applicable fees.

    Permit Issuance - B&S issues a building permit for the proposed ADU/JADU. Construction must commence within 180 days of building permit issuance. Building inspection processed at AJ Core Homes. Extensions may be granted for good cause if new codes or plans are updated to comply with new codes.

  • AJ Core Homes are constructed and assembled in its warehouse, each section prefabricated, state-certified, and deemed ready for transportation. 

    Manufacturing can begin before onsite prep, such as foundations are complete.

    Factory conditions allow for a high level of productivity, whereas on-site construction may be affected by weather conditions. 

    Factory construction eliminates potential for high levels of moisture trapped inside the final product.  

    Shipping containers are highly durable, and insulated with an Aerospace-grade material to optimize and regulate internal temperatures.  

    With regards to financial investment, whether you are investing in a multi-housing solution or an individual model, real estate professionals assessed our builds as an appreciated asset. This is an important factor as we do not consider an AJ Core Home as a short-term or disposable solution based upon its versatility to conform with future needs, its weather-proofing framework or sustainable building materials. 

  • Transportation restricts and limits the size of each modular unit. Most typical sizes for shipping containers are (20’) twenty-feet and (40’) forty-feet. Containers longer than (40’) forty-feet are not standard sizes and flatbed trucks do not accommodate.  In addition, a (30’) thirty-foot container is not a standard size and requires custom fabrication. For a custom sized-unit, modules are fabricated in sections simply for transportation purposes.

    A crane or forklift may be required to place a container onsite.  Additional or reserved space may be required onsite to allow for proper clearance.  

  • If the majority of Feasibility is completed before general inquiry, AJ Core Homes will review all documentation and schedule site visit, if necessary. Upon receipt of first payment, containers are ordered within 24-48 hours. 

    During general inquiry, a review of total square footage, model type, and/or add-ons will be discussed.

    Existing Budget - Cash on hand & financing options

    Aerial Photos - Photos of the existing property showing electrical lines, oak trees, etc. are required for permitting process

    Water - If a separate water meter is required, contact local water district for municipality for installation  

    Building & Safety - Historical and Current Zoning and Property information will help determine permits and associated costs

    Power - required, contact local provider; gas company; solar vendor, etc.

  • For more than 45 years, the California Housing Finance Agency (CalHFA) has supported the needs of low- and moderate-income renters and homebuyers by providing financing and programs with a focus on equity. Established in 1975, CalHFA was chartered as the state's affordable housing lender. The Agency's Multifamily Lending Division finances affordable rental housing through collaborations with developers, local, state and federal government partners and more, while its Single Family Division partners with a preferred lender network to provide first-time homebuyers with down payment and closing cost assistance and access to first mortgage loans. CalHFA is a self-supported state agency that doesn't rely on taxpayers dollars for its operational costs but regularly administers various state and federal resources on behalf of the state. https://www.calhfa.ca.gov/adu/

    $100 million in grants, $40,000 per family were recently issued as an initiative to support affordable housing in California.  All funds for the Accessory Dwelling Unit Grant program were fully reserved as of 03/01/2023.  CalFHA is keeping grant program information available to help borrowers and lenders as they continue to process grants in their pipeline.

  • An incinerating toilet is the cleanest option when water supply is short or a septic system is not available.  It functions by burning liquid and solid biological a.k.a. Human waste.  A trap door shelters the incinerating chamber.  The waste turns into an odorless ash.  Incineration toilets do not need water supply, but electric or gas energy.  

  • First, complete the Inquiry Form, so that we may understand what you are looking for.  Once that is completed, a Sales Coordinator will schedule a Discovery Call to review details of our pre-fabricated models.  You may reserve your place in the queue for manufacturing purposes.  After the reservation fee is processed, another call will be scheduled to confirm interior, exterior, and add-on options.  Once a contract has been signed and submitted, the first payment is due.  This allocation of materials is a necessary component in getting started.

  • We understand that preparing for a new building on your property may take time.  If you would like to calendar out your Drop & Go unit or Core Home, you have the flexibility to do so.  If you are more comfortable with a refund, you may submit a request within the first 10-days from your processed payment date.
